Marketing Plan

Market Analysis  I will prepare a comparative market analysis report for your home which will include relevant and comparable active, pending or sold homes within the past six months. This report will assist us in determining your asking price that is based upon current market conditions. Keep in mind that appraisers use comparable sales during the past six months, and within a 1-2 mile radius from your home. My #1 goal is to get the most money for your home in the least amount of time possible.

Brochure and Feature Sheet A professionally designed, full color brochure will be prepared highlighting the details of your home including multiple photos. In addition, will be a list of special features and improvements of your home. All of this information, along with your property disclosures, will be uploaded to our MLS system for easy review by prospective buyers and agents alike. Full-color brochures will be available in your home for showings.

Buyer’s Loan Approval I will monitor and manage all details of the buyer’s loan approval process including appraisal, title work, underwriting approval, buyer’s funds to close and the delivery of the final loan package to closing.

Contract Negotiation You and I together will review all offers submitted on your home. In addition, I’ll help steer you through to a successful, negotiated contract that is a win for you.

Closing Coordination and Management   I will manage all the details from offer to closing to ensure a smooth and successful transaction for you.

Digital Signing and eFax In today’s world we aren’t always in the same city, time zone or even utilizing the same technology. With this in mind, I use a digital signing service which eliminates the need for faxing. It’s simple to use, accessed via email and is Federally recognized as a legal means for signing documents.

E-Feedback Feedback is important to both of us. Once an agent shows your home they automatically receive an emailed feedback request. If I don’t hear back from them within a reasonable time, I will call them directly. You and I receive a written copy of their feedback.

E-Flyer A flyer of your home will be emailed to all of the real estate agents in the Jacksonville surrounding area and counties; there are approximately 4,500 agents.

Home Staging You never get a second chance to make a first impression. As a result, I will offer suggestions and recommendations on the presentation and staging of your home to help you succeed in today’s competitive market. I want you to put your best foot forward!

Home Inspections   Typically the buyer and their agent are present for all home inspections. If you and I feel it is necessary, I will attend these inspections. The home inspection can include termite, pool, septic, well and home. The home inspection typically lasts 2-4 hours.

Home Warranty Complimentary seller’s home warranty coverage during your listing period with me.  

Internet Marketing   Your home will be submitted to many, many websites such as Remax.com, Realtor.com, Homes.com, HomeAdvisor, Zillow, Yahoo, Google, Trulia etc, etc.

Lockbox  I will attach an electronic lockbox to your front door. The lockbox has controlled access. It turns off at 9:00pm and on again at 9:00am and is only accessible via a Supra eKey. All showings will be confirmed with you per your instructions. I receive an email once an agent opens your lockbox. Please know that no one will come into your home without your prior knowledge and permission.

MLS (Multiple Listing Service)   A thorough data-entry of your home will be submitted to the Northeast Florida Multiple Listing Service (NEFAR) which exposes your home to agents across the state and the entire metro Jacksonville metropolitan area. There is a lot of missing information and inaccurate information in listings today. I’ll make sure yours is accurate and complete so that you stand out and are noticed.

Net Sheet   I will prepare an estimate of your net proceeds both at time of listing and then again when we receive an offer. This itemizes your selling expenses and forecasted equity.

Photos   Full color, wide angle photos will be uploaded immediately to your MLS listing. Sadly, I see many listings that have lackluster photos, or lack any photos at all. Buyers want to see photos and a home that has superior and inviting photos (lighting and angle are key) will attract more buyers.

Remax.com   Listing your home with RE/MAX, the largest real estate company in the world, means your home will get maximum national and international exposure. The Remax website, www.remax.com receives millions of hits monthly and allows buyers to save their own home searches. RE/MAX International recently won the J. D. Powers Top Award for overall client satisfaction for both buyers and sellers.

Realtor.com As a Realtor.com Showcase real estate agent, your home will receive additional marketing with the Realtor.com system – this includes additional photos, home highlights, links and many more extra features that will position your home out in front of buyers.

Showings  All showings are scheduled through our appointment center. Per your instructions, a showing is confirmed only after you have given your approval. I then automatically receive an email notification of your showing, which I will forward to you.

Virtual Tour A professionally designed virtual tour of your home, complete with music, will be uploaded to the MLS, Realtor.com and hundreds of websites on the internet. It is like having an open house 24 hours a day – 7 days per week. Buyers love it!

Yard Sign   An attractive RE/MAX for sale sign will be placed on your property; subject to local ordinances and neighborhood HOA rules.
